Position Overview:
We are seeking a reliable, skilled, and self-motivated Property Maintenance Specialist to join our team. This role is responsible for maintaining the condition and appearance of our residential properties located In Marietta while also supporting nearby service areas including New Concord, New Lexington, and Zanesville. Travel between these surrounding markets will be required as part of this position.

Mileage reimbursement is provided for travel, and employees may become eligible for a company vehicle after successful completion of their 90-day introductory period. This individual will be responsible for performing unit flips and completing maintenance work orders efficiently and with high quality. This position offers an exciting opportunity to gain hands-on experience in property maintenance, with clear potential to advance into a Property Maintenance Supervisor role.

Key Responsibilities:

  • Perform routine maintenance, repairs, and installations across residential and commercial properties
  • Complete unit turnovers including painting, minor repairs, and fixture replacements
  • Address and resolve maintenance work orders in a timely and professional manner
  • Safely operate and maintain power tools and other equipment
  • Troubleshoot basic electrical, plumbing, HVAC, and carpentry issues
  • Maintain cleanliness and order in work areas and storage spaces
  • Communicate clearly with property management, tenants, and contractors regarding repairs and status updates as needed
  • Follow all safety protocols and company policies
  • Participate in a rotating on-call schedule to respond to after-hours emergency maintenance issues via the company-provided emergency phone on weekends

Qualifications:

  • Proven experience as a Maintenance Technician or similar role
  • Strong working knowledge of general maintenance procedures and techniques
  • Comfortable working in a fast-paced, team-oriented environment
  • Experience with power tools and basic hand tools (must operate them safely and efficiently)
  • Trustworthy, dependable, and capable of working both independently and in a team environment
  • Excellent communication and time management skills
  • Valid driver's license and reliable transportation required, as travel between surrounding service markets (New Concord, New Lexington, and Zanesville) is part of the role. Mileage reimbursement is provided, and company vehicle eligibility may be available after 90 days.

Preferred Qualifications:

  • Experience in both residential and commercial property maintenance
  • Basic certifications in HVAC, electrical, or plumbing a plus

This role plays a vital part in supporting our daily operations by ensuring a clean, organized, and welcoming environment for employees, executives, clients, and guests. The ideal candidate will demonstrate exceptional customer service, professionalism, and the ability to always maintain strict confidentiality and discretion.

Key Responsibilities

  • Maintain cleanliness and sanitation of all interior areas, including:
    • Executive offices and suites
    • Common areas, hallways, and conference rooms
    • Breakrooms, restrooms, and kitchen areas
    • Reception and lobby areas
  • Dust, sweep, mop, vacuum, and disinfect surfaces according to defined cleaning schedules
  • Restock supplies (paper products, soap, cleaning materials, etc.) as needed
  • Empty trash and recycling bins throughout the facility
  • Report maintenance issues, repair needs, or supply shortages promptly
  • Maintain cleaning equipment, tools, and storage areas in an organized and safe manner

This role is solely dedicated to maintaining our corporate headquarters to the highest operational standards. The ideal candidate understands the importance of discretion, confidentiality, and professionalism in a corporate environment while ensuring the building remains clean, safe, fully functional, and well-maintained always.

There are opportunities for internal advancement and cross-collaboration with our Residential and Commercial Property Maintenance teams throughout the Columbus portfolio.

Key Responsibilities
Building Maintenance & Repairs

  • Perform routine maintenance and repairs throughout a 127,000 SF, 4-floor facility
  • Address plumbing, electrical, carpentry, drywall, painting, and minor mechanical issues
  • Troubleshoot and respond promptly to maintenance requests
  • Conduct preventative maintenance to minimize downtime and disruptions
  • Coordinate with vendors and contractors when specialized services are required

Exterior & Grounds Maintenance

  • Snow removal and ice management during winter months
  • Maintain walkways, entry points, and exterior grounds
  • Ensure building exterior remains clean, safe, and presentable
  • Assist with seasonal maintenance tasks

Organization & Operations

  • Maintain organized maintenance logs and documentation
  • Monitor building systems and report concerns proactively
  • Manage tools, supplies, and inventory efficiently
  • Ensure compliance with safety standards and building policies

Professionalism & Confidentiality

  • Maintain strict confidentiality regarding internal operations
  • Always present a professional appearance and demeanor
  • Work respectfully within a corporate headquarters setting

Qualifications

  • Prior maintenance experience required (commercial or large facility preferred)
  • Strong working knowledge of general building systems and repairs
